Q. When you say No Mortgage what do you mean?

A. S.H.I.E.L.D. NEVER goes through a lender, bank, financial institution to purchase their homes, so there is NEVER a mortgage on them.

Q. Can I apply through S.H.I.E.L.D. to get this amazing program?

A. No, as this is a collaborative effort between S.A.F.E. Housing Union and S.H.I.E.L.D. you MUST apply through S.A.F.E. and become a member. The reason for this is because we are working hand in hand to get each members life together and working together as a joint force to eliminate everyone's life debt, usury, and get them into an affordable home to live their life debt and worry free. Besides your membership in S.A.F.E. under normal circumstances goes towards your homeownership.

Q: This seems too good to be true. How do I know it’s real?

A: It only seems that way because of the years, decades and even centuries, that we have been trained and accustomed to getting a mortgage or a loan, also being accustomed to usury. We are simply removing the usury and rewriting how homes are sold. There is nothing that is too good to be true or any type of scam. This can all be done by any nonprofit that their mission is to provide affordable homes.

Q: How can you get a home for a lower than retail price?

A: As a not for profit, we are sometimes able to get homes for a much lower price, and in doing so, we pass the savings on to you.

Q: Why is it no one else is doing homes this way?

A: To be honest, we have no idea. However, for the most part, we don’t make a profit on any of the homes. At times we will even take a loss. And that’s probably why no one else will do it. There’s really no profit in doing them this way.

Q: So with the standard mortgage or loan, we pay off the interest before the principal. Is it the same way with a zero mortgage?

A: No, since there is usually no interest the entire monthly payment goes to pay off the home, even if there is low interest, it still goes towards the payment of the home. Furthermore the monthly payments go towards getting another family into a home.

Q: With other organizations, you’re required to put in so many hours of sweat equity, including on your home. Do you require sweat equity?

A: No, we do not require sweat equity, mainly because you are not allowed to work on your home or anyone else’s at any time. We only allow licensed professionals to perform any kind of work on the home (with some exceptions, such as recycling). Unlike other organizations, we offer a unique protection plan on each home. And due to that, only professionals can work on them.

However, each homeowner must attend training seminars to understand how we work things. We also require that you use your skills, background and your compassion to help raise money, and help your community for the lifetime of the home purchase "if needed".

Q: Are we required to pay mortgage insurance or homeowners insurance?

A: No, since there is no mortgage on the home, there is no need for mortgage insurance. It’s just another way we save you money. Furthermore, you are not required to pay for homeowners insurance because we offer, The Shield of Faith Protection Plan, which is far superior than homeowners insurance and usually far less expensive.

Q: Can we refinance at anytime?

A: No. Refinancing is for the most part to lower interest rates or lower your payment, it may also be used to cash out equity in your home for use to remodel or whatever you would like to achieve with it, none of which any of our homeowners would need to do. Furthermore each time you cash out equity on your home on a standard mortgage, you are required to repay that back and with additional interest, which then raises your monthly payment or at least extends the life of your loan. With us you would normally never need to refinance at any time.

Q: What if I want to add on to the house or do a major repair or remodel?

A: Contact us. We will work with you to see what you need to do, or what you want to do, we would probably be able to help you accomplish it for less. You are family and we will work to help you achieve your life goals no matter what they maybe.

Q: What about property taxes?

A: We account for that and make it part of the payment.

Q: What happens if we fall behind on our payments?

A: Contact us immediately if you know you’re going to miss a payment. We will work with you, so hopefully you don’t fall behind. However, if you fall behind because of continuous mishandling of funds, the last resort is forced hand reclamation, where you may lose the home. This is ONLY if you fail to work with us, or miss manage your finances.

Q: What if I want to cash out on any kind of home equity?

A: We work with you to determine why you want or need to cash out, and try to devise a plan to achieve your goal without cashing out equity, if possible. Our goal for every homeowner is to get them out of debt and usury and keep them that way.

Q: How is it possible to get a home for the price you are figuring? I cannot find any homes on the market for that price anywhere.

A: As a not for profit, we are able to at times get homes for special cost. We work hard to get homes for as little as possible. So we can pass these savings on to you. This is something any not for profit can do that their mission is to deliver affordable housing. But as you can see, there is no other homeownership program like this anywhere.

Q: Once I get my home, can I refinance it through a different company?

A: The honest answer is yes. You can choose to do that. The real question, however, would be why you would even consider that. In doing so, you would end your financial freedom, erase any progress you’ve made having done the entire program for nothing. And furthermore, would be permanently banned from purchasing through S.H.I.E.L.D. ever again.

Like we mentioned earlier with us there’s really no reason to refinance.

Q: What exactly is the Shield of Faith Protection Plan?

A: Simply put, think of it as our in home insurance plan. S.H.I.E.L.D. is in complete control of each individual home; from step one to handing you the title at last payment. So unlike a lender that doesn’t know anything about the home you are purchasing, S.H.I.E.L.D. knows that each home has been renovated, to above standards, so we can offer a much less expensive in home coverage for each home. Additionally, this plan also provides an emergency credit for each homeowner to use in case of an emergency, without any type of penalty. "The Shield of Faith Protection Plan" gives each homeowner unprecedented peace of mind.

Q: Is there any way that once we start to purchase a home, we can still lose it?

A: Yes. However, if you fall behind on your payments, and it’s of no fault of your own, such as a job loss, medical emergency, etc. and you are willing to work with us, we are willing to work with you and will do everything possible to help you. In most cases, the answer is very simple.

Now, if you are financially reckless and financially irresponsible, besides unwilling to work with us or continually reckless or irresponsible financially, the home will be placed into a forced hand reclamation process; which allows us to reclaim the home. But at this point you will be permanently banned from ever purchasing through us again. We hope to keep that from happening, but that’s up to each homeowner.

Q: Are we required to jump through hoops to get a home?

A: No, not at all. The main thing that is required is for all new homeowners to attend our “First Time Homeowners Seminar”. The reason for this is to make sure no matter whom you are, you understand how S.H.I.E.L.D. works and learn the true meaning of homeownership, and living debt free. Everyone, no matter what, is a first time home buyer with us, because you have never truly purchased a home until you’ve purchased it through us.

Q: What do you mean you are the true Housing Authority?

A: Simple; we are in control of the entire process from step 1 to you actually owning your home, no one else gets involved, so we are able to provide you unprecedented protections, making us the true housing authority.

Q: Can I choose my home?

A: Absolutely! We allow you to locate a home that you like with our help; anywhere you like. We highly recommend a vacant and usually run down home. Because no matter what, we restore it to beyond new condition and in doing so, you are helping your community. However, it can be any home within reason. We’re not looking for millionaire estates here LOL. But we will do what we can to get you the home you want. However, you must realize the more specific you are; the longer it may take to get you your home.

Q: What if I need or want to move?

A: We will work with you to find a new home. Once we locate one, we renovate it and you move in. Best part, there is no need to sell your old home. We recycle it back to someone else who needs it, furthermore all the payments you made on your previous home transfer to the new home, so you are not starting from scratch. So while you are purchasing a home from us there is no more need to buy or sell your home.

Q: What exactly is the “Forced Hand Reclamation Process”?

A: Simple. It’s literally the ONLY way you can lose the home. This ONLY happens if you FORCE our hand to take the home back. To force us, you would have to be financially irresponsible or reckless and refuse to work with us to solve the issue. However, multiple times of being financially irresponsible or reckless even, if you’re willing to correct it will also lead to Forced Hand Reclamation Process as well; we aim to keep this from happening on our end, so this part is entirely up to the homeowner, and you should also understand if we are forced to do the reclamation process on your home you will be permanently banned from purchasing a home through us again. Please note we don’t see any possible way to get to this situation unless it’s entirely the homeowners fault.

Q: What is S.H.I.E.L.D.'s first time home buyers seminar?

A: It’s essentially a training and informational workshop that is required for all of our home buyers.

More than anything, it teaches you how things work with homeownership through S.H.I.E.L.D., what to expect, the rules, the benefits, and also works as a retraining tool for everyone; as they have grown up with the understanding of a traditional mortgage or loan. And since S.H.I.E.L.D. eliminates all that we educate each home buyer on the new way of homeownership and the path to financial freedom without usury.

Q. Can I attend a seminar to see if I’m interested?

A: No. Unfortunately, the ONLY people allowed to attend are people who have been approved to purchase and have started the process through S.H.I.E.L.D.

Q: What is your Utility Credit?

A: Our Utility Credit is a first of its kind program where your utilities are pre paid for a predetermined amount of time when you first move into your home, and it’s ONLY available through S.H.I.E.L.D.

Q: What is your Emergency Credit?

A: It’s part of the “Shield of Faith Protection Plan” where as you pay into it, we set aside a specific amount for emergency purposes, “IF” you are also paying a low interest rate part of the interest rate also goes into this emergency fund, to be used by the homeowner in case of absolute emergency, if a case never arises while purchasing the home, at payoff of the home, you receive this credit back to you.

Q: What are specific monthly payments?

A: We calculate your income and determine the monthly price you can comfortably afford, and determine your monthly payment.

Q: Who is eligible for “The American Dream Affordable Homeownership Program”?

A: Anyone who is low to moderate income and is a member of S.A.F.E. Housing Union is eligible for the program. However it should be noted that we give preference to our Men and Women in our Military and their families for the sacrifices they have made for our Country. We also allow women with children and domestic violence victims to go through the process of getting a home.

Q: Why do Military get preference?

A: Our Military families sacrifice their time, their families, and often their lives, to keep you and I safe from harm’s way, the least we can do is make sure their families and our service members are fully taken care of. Q: What happens if we purchase a home together as a married couple then later separate or get a divorce?

A: When purchasing a home through S.H.I.E.L.D., at time of purchase every couple will be required to choose one of them to keep, or stay in the home if that situation arises, and at that point the other person would be required to move out if that is the case. In no way, shape or form will any of the homes S.H.I.E.L.D. is selling go through any type of court system OR litigation for choosing who gets the home, such as divorce, probate etc. If that is the case then it will be agreed to by all parties involved at the purchase of the home that it will revert back to S.H.I.E.L.D. as the owner of the home.

Q: What is a Life Management Coach?

A: Unlike standard mortgage lenders, S.H.I.E.L.D. gives each homeowner a Life Management Coach. This person works with each homeowner from the start to try and help them achieve their goals and keep them on track. Your Life Management Coach is there to determine your life goals and help formulate a plan to get you out of life debt, and help you achieve your life goals. They are there to assist you through the life of your home purchase. Like we said before as a homeowner through S.H.I.E.L.D. you become family.

Q: What happens when I pay off the home?

A: You own it straight out, upon final payment you receive the title to the home.

Q: What happens to the Shield of Faith Protection Plan after the home is paid in full? What happens if I need to move after the home is fully paid off?

A: You will have the option to continue with the Shield of Faith Protection Plan, and we will continue to provide the protection, or you can end your protection plan and use your savings. Furthermore if you decide to move after you have paid your home in full, you can either sell your home, and buy another, or you can choose to work with S.H.I.E.L.D. to get your new home and continue with us which would be your best option, because we would be able to continue to keep you debt free and financially stable. However; it's your choice.

Q: What really makes S.H.I.E.L.D. Affordable Home Solutions different and better than a common lender?

A: S.H.I.E.L.D. is much different than a mortgage lender, our mission is to help American citizens get out of debt, usury, and get them into truly affordable homeownership. We also go well beyond any lender in the fact that each of our homeowners become family, we are not here just to get you a home we are here to help you succeed in everything you do. We work with you every step of the way, we do not just get you a home, and then you are on your own, we stay and stand with you for every challenge you face in your life, from a job change or loss, to an illness, to an addition to your family, you name it we are here to help you through the good and the bad, through thick and thin, to us you are family. Q: Do you charge interest? Yes or No?

A: The majority of the time NO we do not charge interest, however depending upon the situation, and circumstances at times we may have an agreement with the new homeowner to charge a very low interest rate on the entire amount of the home, not each month or by the day like mortgage lenders do. In doing so the interest gets paid extremely quickly, and anytime we charge interest it goes to bless others and further our mission.

Q: How does the payments transfer?

A: It's really quite simple, and it has never been done before now. Let's look at an example:

You purchase a home for $170,000.00 total including renovations

You have made monthly payments totaling $12,000.00

You find yourself in a position that you need to move. We help you locate a new home and we renovate it for you.

The New Home is a little larger due to your needs, you went from a 2 bedroom 1 bath, to a 3 bedroom 2 bath. This new home we were able to get you for $172,000.00 and additionally it cost us $10,000.00 to renovate it. So the grand total of the home comes to: $182,000.00, we then take your previous payments of $12,000.00 off the full price of the home, which would bring it down to $170,000.00. We only account for the price difference between the homes (if any) and the price of the renovation, all of your previous monthly payments are subtracted from the total amount of the home. However, please understand that the price of the home depending on the size and area, and the price of the renovation may cause the total price even when applying previous payments to be the same, lower, or even higher than your previous home.

Q: How do my membership fees with S.A.F.E. transfer to my home purchase?

A: This is also very simple, as you make your monthly membership payment to S.A.F.E. Housing Union, when you begin to purchase your home through S.H.I.E.L.D. we are informed of how much you have paid in membership fees, and that amount is applied to the total cost of your home. If your home is $172,000.00 and you paid a total monthly membership of $300.00 into S.A.F.E. Housing Union, we deduct the $300.00 off of the $172,000.00 bringing it to a total of $171,700.00 to purchase your home.
